The Best Time to List Your Home
The best time to list your home is coming up sooner than you think.
When’s the best time to sell your home?
The reality is, you can sell anytime throughout the year. It’s all a matter of achieving what you want to achieve. If, for example, you’re relocating and have your eye on a home you want to purchase, we’ll find a way to buy it no matter what time of year it is.
If I had to choose the best time to put your home on the market, though, I would say the Monday after the Super Bowl. Right now, we’re experiencing a lull in the market, and listing your home in early February enables you to get a headstart over the competition. Typically, our spring market kicks off right around the time the Parade of Homes starts in mid-March, and it’s nice to be ahead of that—especially in the environment we’re in now. Interest rates are low, demand is high, and there’s not a lot of inventory.
The other reason to list after the Super Bowl is that buyers who are in the market or plan on being so are starting to look for homes now. Here in Minnesota, there’s not a lot to do in February, which means people start browsing Zillow and Realtor.com to see what’s out there. There are many things we can do from a marketing perspective to pre-market your house and ensure it’s out there in front of those early spring market home shoppers.
